Weeks after the Miami Hotel Group received the green light from the Victorian Government to demolish its hotel within a heritage overlay, the property has been put on the market.

The existing 70-room hotel is advertised by JLL as a “profitable business”, offering 70 hotel rooms, three residential houses, and one vacant land parcel.

It is considered to be one of four sites of comparable scale within the precinct, spread across 599, 601, 605–609 King St and 13–25 and 27 Hawke St in West Melbourne.

The site has approval for a five-level hotel development featuring 95 well-appointed hotel rooms, two luxury serviced suites with private terraces, a restaurant, bar and beer garden, day spa, function facilities, and 55 car spaces.

Under the new permit, the land has been rezoned from “General Residential” to “Mixed Use”, thereby exempting it from the three-storey height limit set by the West Melbourne Structure Plan.

In addition, the permit allows for the partial demolition and retention of heritage buildings, which has angered some local residents.

The land at 599–601 King St is currently occupied by two double-storey brick terraces built in 1875. Both dwellings are categorised as “significant” under a City of Melbourne heritage study conducted in 2022.

Additionally, the land at 605–609 King St is currently vacant but still classified as a “contributory” heritage place.

However, the permit was approved with a set of conditions, including a façade strategy, structural report, loading management plan, and landscape and tree protection plans.

The property is for sale by expressions of interest, closing Tuesday, August 26, 2025.
